Accommodation Overview
Manor Barn is a 450 year old thatched barn in Norfolk, sympathetically renovated in 2019 and very well designed with the comfort of both humans and dogs in mind. It is surrounded by livestock free open countryside.
- A mile from the historic village of Happisburgh. Closer to the year-round dog friendly beach at Cart Gap.
- Many of the other dog friendly beaches in the area are only a short drive away.

Sitting Room
A large and beautifully beamed sitting room with a high ceiling, offering a true sense of the barn’s character and history. Two comfortable sofas invite you to relax, with plenty of soft throws stored in the coffee table chest.
The Smart TV provides entertainment for quiet evenings, while the cupboard is stocked with games, books, walking maps, and information about local attractions. You can also link your phone to the Roberts iStream 3 radio to enjoy your own music. This welcoming space forms the heart of the barn, with all other rooms leading off from here.
Boot Room
A spacious and practical boot and utility room with ample hanging space for coats and dog leads, and plenty of floor space for boots, dog beds, and crates. There’s built-in cupboard storage, a large Belfast sink, and a washing machine — all designed for convenience and ease after country walks.
Downstairs Shower Room
Accessed from the boot room, the downstairs shower room includes a walk-in shower with a folding door and low-level tray, plus a WC and electric heated towel radiator — perfect for drying towels after a day out or a quick rinse for muddy paws.
Kitchen & Dining Room
A beautifully designed and fully fitted kitchen — bright, spacious, and exceptionally well-equipped. It offers direct access to the stable yard via two steps and includes:
- A large Stoves induction range cooker
- Slow cooker, Nespresso coffee machine (pods not provided), microwave
- Integrated fridge, freezer, and dishwasher
- Additional freezer space in the tack room for raw feeders
The décor reflects the barn’s heritage, with an antique butcher’s table and charming rustic details. The oak dining table extends to seat up to 12 guests, creating a sociable and welcoming dining area.
The kitchen connects to the boot room through an open doorway, and tall moveable dog gates are provided for easy separation if needed.
Downstairs Bedroom
A beautifully appointed room that can be arranged as a super-king or twin using a zip-and-link bed. Comfy mattress toppers are supplied for either configuration. The room includes a small wardrobe, two generous bedside tables, and peg rails with hangers for additional storage.
This bedroom also has direct access to the stable yard, ideal for guests (human or canine) who may need easy outdoor access or prefer not to use stairs.
Both upstairs bedrooms are accessed via individual staircases leading up from the sitting room.
En-Suite King Bedroom
Facing west, this charming bedroom features a king-size upholstered bed, a small chest of drawers, bedside table, and peg shelf with hangers. The en-suite bathroom includes a full-sized roll-top bath with mixer shower taps, basin with cupboard, WC, and a heated towel radiator. Beamed ceilings and soft lighting make this a peaceful retreat.
En-Suite Double Bedroom
Facing east, this elegant bedroom has a traditional metal double bedstead, large chest of drawers, bedside tables, and peg shelf with hangers. Its private en-suite bathroom features a roll-top bath with shower mixer taps, basin with cupboard, WC, and heated towel radiator. Morning light fills the room, creating a bright and welcoming space.
Outside
Arrival & Parking
Manor Barn is approached through the five-bar gate shared with Manor Farm House (the three-storey property to the left as you enter). The barn has private parking for up to three cars.
Stable Yard
Accessible from both the driveway and directly from the kitchen and downstairs bedroom, the stable yard is fully enclosed with farm gates backed by stock mesh for added dog security.
Enjoy relaxing on the teak garden furniture — a bench, armchairs, and coffee table — or unwind in the hammock. One of the stables provides extra storage for dog crates, bicycles, and other equipment, plus access to a small chest freezer (ideal for raw food) and an additional large fridge.
A hose is available for washing down sandy or muddy dogs. The stable yard measures approximately 8m x 17m and has a concrete surface (not including the Cart Shed).
Cart Shed
A covered, all-weather relaxation space with an antique day bed, dining table, and elm benches. Softly lit by solar-powered festoon and fairy lights, this atmospheric spot is perfect for dining, reading, or unwinding — day or night, rain or shine.
Orchard Garden
Just through the lower stable yard gate lies a small, enclosed orchard garden — a peaceful, sunny retreat surrounded by high flint walls and picket fencing. It’s a year-round sun trap, perfect for relaxing on fair days. The lawned section measures approximately 11m x 14m, not including the fenced hardstanding area.
